RENTAL AGREEMENT.

This Rental Agreement is entered into by the undersigned Parties for the property known as ______________ (hereinafter “Property”)

PARTIES: NAMES AND ADDRESSES.

LANDLORD: Simply Get Away, LLC          Contact Info: ________________________________

TENANT: _________________________ Contact Info: ______________________________

TERM. 

This Agreement shall commence as of _______________ and terminate on _____________, (The “Rental Term”). 

THE PROPERTY.

The Property is located at __________________, description of the Property includes ________________________________________________________________________________________________________________________________________________________________________________________________________.

RENT PAYMENTS, TAXES AND CHARGES. 

Rent payment $________, through the Landlord’s bank Account ________________. NO checks allowed.

50% to be paid on booking, 50% due 14 days before Check-in. If booking within 14 days, ALL rental fees shall be paid at the time of booking.

DEPOSIT.

The Tenants shall pay ______ Dollars deposit, paid on the booking time. This deposit is refundable once the Rental Agreement is terminated/cancelled provided the Tenant did not damage any property.

NO CRIMINAL ACTIVITY OR BEHAVIOR.

Tenant covenants to comport at all times in a manner that is not criminal (other than traffic citations) during the term of this Agreement, including but not limited to using illegal drugs and substances. The Tenant shall not smoke or hold parties within the Property.

PETS.

Tenants may not keep pets or animals on the Property.

LANDLORD’S ACCESS TO THE PREMISES. 

Landlord may, upon issuance of a 24 hour notice, enter the Property at any time and from time to time, including without limitation:

  1. for the protection or preservation of the Property
  2. For the purpose of repairing the Property
  3. To inspect the Property; or

ASSIGNMENT; SUBLEASE. 

The Tenant may not assign or sublease/sublet all or any part of the Property.

DISPUTE RESOLUTION.

In the event of disputes arising about the execution of this Agreement and/or performance of obligations stated herein, the Parties shall solve such issues through a mediation process. If the mediation process fails to offer a mutually agreed upon solution, the Parties shall resort to litigation where the Tenant shall pay their litigation costs.

TERMINATION.

The Tenant shall give a _____ Day Written Notice, the Landlord shall have a right to inspect the premises for any damages before the Tenants move out. In the event of any damages, the Tenants shall pay for the repairs before moving out.

The Tenant shall receive a full refund of their deposit if the cancellation notice is issued for more than 14, 50% if notice is given less than 14 days and no refund if notice is given within 72 hours.

BY SIGNING THIS RENTAL AGREEMENT, TENANTS AGREE THAT UPON SURRENDER OR ABANDONMENT, AS DEFINED BY THE FLORIDA STATUTES, LANDLORD SHALL NOT BE LIABLE OR RESPONSIBLE FOR STORAGE OR DISPOSITION OF TENANT’S PERSONAL PROPERTY.
