ROOF REPLACEMENT CONTRACT

This Roof Replacement Contract (hereinafter referred to as the "Agreement") is
made on______________ XXXX by and between Lucky Roofing LLC, of tel. XXXX, Email. XXX which is Licensed, Insured, and Personally
Guaranteed in the state of Tennessee (hereinafter referred to as the “Contractor”)
and _______________________ (hereinafter referred to as the “Client”). Together
referred to as “Parties”.
THEREFORE, in consideration of the mutual promises set forth below, the
Contractor and the Client shall agree to the terms and conditions herein contained in
this Contract and enumerated as follows:
1. Client.

2. Services.
The agreed services to be provided herein by the contractor include the following but
are not limited to; –
i. Tear off the existing roof,
ii. Install synthetic underlayment,
iii. Install ice and water as needed,
iv. Install step and counterflashing as needed,
v. Install new shingles, tarping landscaping surrounding the roof, debris removal,
vi. Installation of ventilation systems,
vii. Install drip edge as needed, haul debris to state-approved dumping sites,
magnetize yard for nails and other metal debris
3. Insurance.
Parties agree that there shall be an existing insurance policy to cover the
construction whose details are as follows; –

4. Costs.
Parties agree that Rotted decking must be replaced by law and will be charged at
$15 plus cost per board after the first two boards which will be provided at no cost to
the client, if not awarded by insurance.
Any additional services may add cost to the installation.

IF in Lucky Roofing LLC’s sole discretion, the coverage afforded by the Client’s
insurer for the roof loss is insufficient to cover a full roof replacement, this contract
shall be voidable.
Supplements awarded by the insurer shall be considered part of insurance proceeds
for roof replacement.
Consent to Discuss the claim with the insurance company.
I, ____________, permit Lucky Roofing to discuss my claim with my insurance
company.
(note; This does not give Lucky roofing LLC permission to make any decisions on
your behalf.)

Lucky Roofing LLC shall perform the full roof replacement for this agreed-upon price,
furnishing all materials and labor according to local codes.

5. Payment.
Parties agree that upon full payment, the Contractor shall provide a 5-year
workmanship warranty.
This document plus receipt of payment in full shall be sufficient for warranty.
6. Effective.
This contract shall become legally binding after 72 hours of acceptance.
7. Amendments.

Parties agree that any changes to the contract must be in writing and approved by
both parties.
8. Cancellation.
In the event of any cancellation, it will incur a fee of 25% of the total claim proceeds
from the insurance company.
9. Liability.
The Contractor shall not be responsible or liable for any issues due to improper
ventilation, deteriorated decking, "waves’ in decking, appearance due to
irrgulagularites in underlying structure or other pre-existing structural defects, or any
part of the property that surrounding that may have deteriorated due to neglect or
damaged over time.
10. Force Majeure.
A Party’s failure to fulfill its obligations due to Force Majeure (an event beyond a
Party’s control) shall not be considered a breach of this Agreement subject to the
party making reasonable steps to fulfill their obligations.
11. Dispute Resolution.
If there arises any conflict or dispute during the performance of this Agreement, the
same shall be referred to Arbitration.
