RENTAL AGREEMENT.
This Rental Agreement is entered into by the undersigned Parties for the Rental Unit known as ______________ (hereinafter “Unit”)

TERM.
This Agreement shall commence as of _____________ and terminate on _____________, (The “Rental Term”).
THE RENTAL UNIT.
The Unit is located at __________________, which is a refrigerated trailer.
RENT PAYMENTS.
Rent payment $________, through the Owner’s bank Account ________________. All payments shall be paid 24 hours prior to pick up of the UNIT.
NO CRIMINAL ACTIVITY OR BEHAVIOR.
The Renter covenants to comport at all times in a manner that is not criminal (other than traffic citations) during the term of this Agreement, including but not limited to using and/or holding illegal drugs and substances in the Unit.
ASSIGNMENT; SUBLEASE.
The Renter shall not assign or sublease/sublet all or any part of the Unit, without prior written notice and consent from the Owner.
DISPUTE RESOLUTION.
In the event of disputes arising about the execution of this Agreement and/or performance of obligations stated herein, the Parties shall solve such issues through a mediation process. If the mediation process fails to offer a mutually agreed upon solution, the Parties shall resort to litigation where the Renter shall pay their litigation costs.
MODIFICATIONS.
This Agreement contains the entire Agreement between the Parties relating to the subject matter hereof and supersedes any and all prior agreements or understandings, written or oral, between the parties related to the subject matter hereof. No modification of this Agreement shall be valid unless made in writing and signed by both parties hereto.
GOVERNING LAW AND JURISDICTION.
This Agreement shall be governed by and construed in accordance with the laws of the State of Alaska, USA. Exclusive jurisdiction and venue shall be in Alaska, USA.
BY SIGNING THIS RENTAL AGREEMENT, RENTER AGREE THAT UPON SURRENDER OR ABANDONMENT, AS DEFINED BY ALASKA STATUTES, THE OWNER SHALL NOT BE LIABLE OR RESPONSIBLE FOR STORAGE OR DISPOSITION OF TENANT’S PERSONAL PROPERTY.
