This Agreement is entered on ______________ [Date] by and between Albert Cano (Lessor) of Address ____________________ [Address] and Alexis McQueen (Leasee/ Tenant) of address ___________________ [Address].

Alexis and Albert shall be individually referred to as A Party and jointly referred to as Parties to this agreement.

Whereas, Albert Cano agrees to sub-let his unit to Alexis McQueen under the terms and conditions set in this agreement.

Now, therefore, in consideration of the foregoing premises, and of the mutual promises and covenants herein contained, the parties, intending to be legally bound do hereby agree as follows:

  1. The Agreement
    1. Albert Cano agrees to sub-let his unit to Alexis McQueen.
    1. Alexis accepts the sub-lease and agrees to pay the rent in addition to payment of any other services provided in the apartment when required, failure to which she will be liable for all rents due and a fine.
    1. The Lessor shall maintain the power to communicate with the owner of the apartment and make decisions in regards with the lease.
    1. The Lessor agrees not to terminate this lease under the condition that the Leasee maintains good standing in regards to payments and adherence to this agreement.
  2. Utility and Maintenance
    1. The premises to be leased has been provided in as-is conditions and shall be given back in the same condition.
    1. Albert Cano (Lessor) shall be responsible for replacement or major repairs of the premise. He will not however have the obligation to repair or maintain the leased premise or any part thereof, or any plumbing, heating, electoral, air conditioning or other mechanical installation therein.
    1. Tenant shall maintain the common facilities pf the premise including lawn care and snow removal.
    1. Tenant shall pay for the utilities provided including but not limited to heat, water, electricity and mechanical installation and shall indemnify the Lessor against said liability or damages on such accounts.
    1. Tenant shall be responsible for exterior maintenance including the cleanliness of the premise.
  • Payment terms
    • Alexis agrees to pay $ 1260 as rent in addition to any other utilities such as electricity, valet trash and internet if applicable.
    • Time is of essence in this agreement. Late payment will attract a penalty.
  • Term and termination
    • This agreement is renewable on a monthly basis.  
    • During the term of this contract, Alexis agrees to abide by the terms of this contract and make timely payments when required.
    • Either Party to this Agreement may terminate this Agreement upon a written notice of termination to the other Party. Unless otherwise mutually agreed to in writing, upon the termination of this Agreement, any arrangement then in effect will immediately terminate. Any pending payments shall be paid before this contract is terminated.
    • The Lessor can terminate this agreement in the event the Leasee fails to pay for the services/rent or breaches any term of this agreement. Additionally, Lessor may pursue any other legal remedy available to the Lessor for such breach.
    • Except as otherwise specifically agreed in writing by the Leasee and Lessor, any dispute relating to any rights and/ or obligations arising from this Agreement which is not resolved by the parties shall be adjudicated by any court of competent jurisdiction.
    • In the event of breach of the payment terms which includes non-payment and late payment of the rent and the services provided, Alexis McQueen shall be fined $3600 for the inconvenienced caused.
    • If she fails to pay the fine, the lessor shall proceed to any court of competent jurisdiction and make a claim. All court fees and attorney fees shall be paid by the party in breach.

This contract represents the entire agreement between the two parties and supersedes any previous written or oral agreement. This agreement may be modified at any time, provided there is written consent of both the Lessor and Leasee.


The parties agree that if any portion of this contract is found to be void or unenforceable, it shall be struck from the record and the remaining provisions will retain their full force and effect.


This contract shall be governed, interpreted, and construed in accordance with the laws of ___________________.
