PLEASE TAKE NOTICE that pursuant to the lease agreement dated [insert date] concluded
between yourself, as the tenant, and the landlord under which you hold possession of the
aforementioned premises, you are currently in default of said lease agreement.
In particular, you are in default of payment of rent for the aforementioned premises in the sum of
$6,525 representing the rent due for the period of 1 st of August 2022 to 1 st of October 2022 and
the late fees for default of payment.
Furthermore, you have failed to comply with the rules and regulations of the city of Las Vegas,
in which a citation of $2000 has been made. As such, the total sum due is $8,525
TAKE FURTHER NOTICE that as a result of your default, we have the unrestricted right to
demand your immediate vacation of the premises within 24 HOURS of receipt of this notice.
PLEASE NOTE that failure to comply with the notice to vacate within 24 hours as required will
result in pursuance of legal action against you to cover rent, damages, legal fees and possession
of said premises.
YOU ARE HEREBY ADVISED OF YOUR RIGHT TO CONTEST THIS NOTICE by
filing a response no later than noon on the 5 th full judicial day following the date of service of
this notice, with the Justice Court stating whether you have tendered payment or are not in
default of the payments and violations mentioned above.
