Dear [Contractor/Builder],

done at the basement of the property located at [Property Name/Address]. As you are well
aware, there are a number of areas that require attention and I would like to discuss the the
scope of work as herein below:
Scope of Work: Replacement of Basement
1. Overview This project involves the replacement of an existing basement in a [insert
the description of the property]. The project will include all necessary demolition,
excavation, foundation, waterproofing, and backfilling.
2. Demolition. The contractor will remove the existing basement, including all walls,
floors, and other structures. All debris will be disposed of off-site.
3. Excavation. The contractor will excavate the site to the required depth and width for
the new basement. The excavation will include removal of all soil and other materials
to provide a clean, stable foundation for the new basement.
4. Foundation. The new basement will be constructed of poured concrete walls and
floor with reinforced footings. The walls will be a minimum of 8 inches thick and
reinforced with steel rebar as necessary.
5. Waterproofing. The new basement will be waterproofed to prevent any water
infiltration. The contractor will apply a waterproof membrane to the exterior walls and
install a drainage system around the perimeter of the basement. The contractor will
also install a sump pump and backup battery system to ensure the basement
remains dry.
6. Backfilling. The contractor will backfill around the new basement with clean soil or
gravel, compacting it as necessary to provide a stable foundation for the surrounding
landscape.
7. Project Management. The contractor will provide all necessary project management,
including scheduling, coordination with subcontractors, and communication with the
owner.
8. Permits and Inspections. The contractor will obtain all necessary permits and arrange
for all required inspections.
9. Project Timeline. The project is expected to begin on [insert date] and be completed
by [insert date].
