CHURCH BASEMENT LEASE AGREEMENT

This Agreement effective as of __________________________________ (‘Effective Date’) is entered into by and between Craig Flood of CRF Creative LLC (‘Company’) and Luke Miller(‘Lessee’). Individually referred to as ‘Party’ and collectively referred to as ‘Parties’. The Parties intend to be legally bound as follows:

  1. Premises. The Company shall allow the Lessee to set up an office at their basement in the following location, 1522 S Longmont AveBoise, ID 83706. The Company will get the premises ready by installing new locks on access doors to the basement office, they will provide cost of materials for lighting upgrades and cost of materials for shelving upgrades.
  2. Condition of the premises. By signing this Agreement, the Lessee presents that he has examined the premises, including fixtures and furnishings and acknowledges that they are in good condition and repair, normal wear and tear excepted, and accepts them in the current condition.
  3. Consideration. In consideration of the Lessee using the basement offices, the Company shall have access to the Lessee’s video recording studio and the Lessee shall record two films for the Company: Film 1- About table rock video and Film 2- Get to know your pastor video.
  4. Term and Termination. The term of the Agreement shall commence on the effective date and continue effectively for 6 months. Either Party may terminate the Agreement by notifying the other party.
  5. Alteration. Alterations. Lessee will not make any alteration, addition or improvement to the Premises without first obtaining Company’s written consent. Any and all alterations, additions or improvements to the premises are without payment to the Lessee and will become Company’s property immediately on completion of the Term.
  6. Dispute resolution. Any disputes arising between the parties shall be solved in good faith through mediation.
  7. Governing law. This Agreement shall be governed and construed according to the laws of the state of Idaho.
  8. Entire Agreement. This Agreement constitutes the entire agreement between the Parties and supersedes and cancels all prior written agreements of the Parties, whether oral or written, with respect to the subject matter.
