TEAM CONTRACT
This team contract (hereinafter referred to as “contract”) is made on _________
(hereinafter referred to as the “Effective Date”) by and between _________________
(hereinafter referred to as the “team”) and _____________________ (hereinafter
referred to as the “Company”). Together referred to as “parties”.
The parties agree to be legally bound by the following terms; –
1. Covered expenses.
The parties herein agree that the covered expenses shall include but are not limited
to the following; –
i. Business Cards – 4 Orders Per Year
ii. CRM
iii. Access to Virtual Assistant
iv. Marketing Assistant: Develop any Social Media Content, Brochures, Flyers,
Mailers, Door Knockers, Personal Branding, Etc…
v. Video Editor: Edit any video content for business use.
vi. Access to All Systems, ReboGateway, Mojo, Chime.Me CRM, Google Sheets,
design.
vii. Listing Marketing Online.
2. Splits.
As a team, parties agree to grow, and that part of the growth is sharing the success
with the team and assisting fellow team members.
Leads distributed by other team members will be subject to a unique split of 50/50
after a team pot deduction of 10% (Unless Otherwise Specified for Certain Leads).
Parties agree that Team pot will be reduced for transactions that are being shared
among the team members.
The parties agree that for listings distributed by Team Lead or from Text Blaster, the
split will be 25%, which Team Lead will accompany to close the transaction once the
appt is already set. For Example:
Comp: $10,000
Team: $1,000
Broker $500
Agent 1: $4,250
Agent 2: $4,250
3. Recruitment.
Parties herein agree that if a team member recruits a new agent, the Recruiting
Team Member will obtain a residual for any transactions closed by the recruit. The
split will be deducted from the Team Split and not affect the agent percentage.
The following are the agreed transactions that are eligible for a disbursement: –
i. Team Generated Leads
ii. Team Split on Agent Transactions not distributed by the Team
4. lead distribution.
Parties herein agree that all Leads distributed by the team are owned by the
Company.
Any re‐occurring business from a specific lead will be subject to a Team Split, and
any referrals from the Lead are exempt from the Team Split.
5. Communication.
Parties agree that in order to secure the personal information of the clients, the
agents are expected to use the @BuySDHouses.com E‐Mail that the team has
issued.
The business E‐Mail has higher encryption than a traditional @Gmail.com E‐Mail
address.
6. Marketing and Branding.
Parties herein agree that all Agents must market under BuySDHouses.Com to
increase the Company’s brand awareness as a team and must market the brand to
gain more exposure and leverage when competing against other agents as a team to
grow together.
The Team Logo must be used on all Social-Media Related to Real Estate, including
any videos.
7. Cold calling and Prospecting.
All agents must make a cold call a minimum of 20Hrs per week in order to maintain
their prospecting and a strong pipeline. Parties can use RedX.Com to cold-call
Expired and Canceled listings, and parties can also receive a list of leads from
Previous Closings from a title rep.
8. Escalations.
Parties agree that as a team to grow, there is a need to keep prospecting at all
times; if any escalations may arise, the entire file should be forwarded to the team
lead: Ruben Aceves, to assist in closing the transaction.
9. Disputes.
In the event of any possible disputes, the team members are encouraged to inform
the team lead so that a game plan can be reached together.
10. Termination.
If the agent wants to leave the team, they are required to issue a 30‐Day notice. All
leads from the team will be part of the team pot even after leaving the team.
In a situation where the team member has a client, they will continue to work with
them after leaving the team that was disbursed by a fellow team member or from the
Team Disbursement, and the split will be paid via a referral agreement.
Any Leads that are not part of the team but only as a self‐generated lead will not be
subject to any splits from the team after the 30 days.
All listings in this contract at the time of departure will become a team Listing; for
Example, Self Generated Listing at 70/30 will be converted to a 50/50 Split and will
be managed by Team Lead unless otherwise discussed and have it written in an
agreement.
11. Requirements.
The parties herein agree to the following requirements for the following agents; –
i. New Agent
Cold Calling: 6 Hours Per Week – Logged
Schedule 3 Buyer Consultations within 45 days
4 Open Houses a Month
3 Social Media Posts per Week
Must-Attend all Team Meetings
2 Hours of Door Knocking Per Week
ii. Seasoned Agent
Avg 1.5 Escrows Per Month
Cold Calling: 6 Hours Per Week – Logged
2 Open Houses a Month
Social Media Post per Week
Must-Attend all Team Meetings – Skip 1 Meeting
2 Hours of Door Knocking Per Week
Quota: 1 Escrow per every 60 Days
iii. Seasoned:
Avg 0 Escrows Past 45 Days
Cold Calling: 6 Hours Per Week – Logged
4 Open Houses a Month
3 Social Media Posts per Week
Must-Attend all Team Meetings
2 Hours of Door Knocking Per Week
Quota: 1 Escrow per every 60 Days
12. Default.
The failure of either party herein to perform the required duties and/or not meeting
the minimum requirement of 1 Escrow per 60 Days may result in termination from
the team.
