SUBJECT: EARLY TERMINATION PROPOSAL

Pursuant to the contract titled “Six Amendment of Commercial Leases” and dated October 11 2019 (“Agreement”), the purpose of this letter is to make a reasonable proposal that will consequently lead to an early termination of the said lease. We intend to terminate our commercial lease agreement at the premises located at:

The reasons for the early termination request are as follows:

  1. The property provided for lease no longer serves the intended purpose therefore posing a strain on our side as a company.
  2.  After inspection by our new director, it was concluded that the parking space is insufficient therefore unable to serve the needs of our constituents. The current location has limited parking space thus discouraging our components to visit our offices.  
  3. The premise that our company dwells in has since been rendered unprofessional due to the encumbrances such as molds on the celling at the common area, conference area and office area. Such impediments pose a threat to the health of those who interact with those areas. 
  4. Additionally, electrical appliances are visible and laid unsafely on the walkway in the common area, conference area and office area. This poses a threat to the safety and well-being of those that interact with such areas during their operations in and out of the premises. 
  5. There are leaks from the celling at the director’s office, the common area, conference area and one of the offices which has since been locked due to damages incurred. These leaks have also damaged our office furniture and the office floors.
  6. During our prior discussion, you suggested that we should sublease. The option would be viable if the conditions of the building were good and up to standards. We find the option to sublease almost impractical because of the condition of the building. We appreciate your efforts for trying to fix the premises but the effort is not enough to shield the company or any tenant from health hazard and safety hazard mainly because of the overall condition of the building.

As a response to the issues mentioned above, we would like to request a mutual understanding leading to an early termination of the existing contract of lease. As consideration for the early termination, we are willing to give reasonable amount as compensation factoring in the above reasons for early termination.

It is in the best interest of both parties to resolve this matter as soon as possible so that we may continue with our business with ease.
