I purchased the property located at [ADDRESS] and completed payment on 06/21/2021. At the time of selling the property, you intentionally failed to disclose the fact that your mother died in the house. You knew that you were supposed to disclose that before I made the decision to purchase the property. My aunt is supposed to move in but she won’t once she discovers that your mother died in the house. That defeats the purpose for which I bought the property.
A few days after moving in, my mother went to plug in her charger in one of the sockets. She was shocked. Later, I realized that the wiring in the whole house was faulty and I had to hire an electrician to repair it. The cost of fixing the wiring amounted to $5,000.00 I also realized that the back bathroom had a terrible leak and that there was old urine covered up. I had to get a plumber to fix it. The cost of fixing the plumbing amounted to $________. I have attached receipts of payment for your review.
You intentionally and unfairly overvalued the property at the time of the purchase. The house was listed for $675,000.00 but you increased its value to $715,000.00, when you new very well that the house was not worth $715,000.00.
I am writing this letter to demand that you reimburse me for the payments I made to repair the wiring and the plumbing around the house as well as the excess value paid in the total sum of $____________. At this time, I am not contacting the authorities or filing a civil suit against you, as I hope we can resolve this matter without authoritative involvement. I am not under any circumstances, however, waiving any legal rights I have presently, or future legal remedies against you by sending this letter.
I expect to hear from you in a timely manner of no more than fourteen (14) days from the time of this letter. If the cost of repairs is not reimbursed and the excess value paid is not refunded within the 14-day period, I will seek relief before a court of competent jurisdiction for full payment plus all costs, damages and witness fees.
