RE: DEMAND FOR PERFORMANCE OF THE CONTRACT FOR DEED SIGNED
AND DATED ____________________.
We have received instructions from our client Jacaranda Real Estate Management,
LLC, to address you as hereinbelow.
On ____________________, you and our client entered into a contract in which you
were to buy a property located at 4508 12th Ave, Birmingham (Wylam), Alabama
35224 in Jefferson County. LOT 13 BLK 18 RESUR OF BLKS 13 14 17 18 MAP
BOOK: 4 PAGE: 106 by you making a monthly payment installment of $329.9.
The 1 st payment installment was due on June 10 th, 2022 (now past), which is in
breach of the contract’s terms. Our client’s several requests for payment of the
overdue installment have been met with harsh words and threats, and to this day, no
payment of the arrears has been made.
This letter is to inform you that you are in breach of the agreement, and on top of the
arreas of $329.9, there is a late fee payment of $35 due. In accordance with the
terms of the agreement, you have 20 days from the date within which to make the
overdue payments, failure of which our client reserves the right to reclaim or
foreclose the property.
Our client has therefore instructed us to demand from you the payment of the
overdue installments, failure of which they shall move to reclaim the property; in the
alternative, our client proposes that you sign the attached acknowledgment and/or
agreement for you to avoid the contract, give up the rights to the property without
any penalties or additional fees imposed.
Kindly do consider our client’s proposal and let us hear from you within seven days,
failure of which, we shall go forth and institute the appropriate legal proceedings
against you to obtain the necessary court Orders at your legal cost.

ownership of the property located at 4508 12th Ave, Birmingham (Wylam), Alabama
35224 in Jefferson County. LOT 13 BLK 18 RESUR OF BLKS 13 14 17 18 MAP
BOOK: 4 PAGE: 106 pursuant to the Contract of Deed dated __________, which
upon signing herein, the Contract of Deed will be deemed terminated and any
payments or accrued penalties and arrears non-payable to Jacaranda Real Estate
Management, LLC.
