ADDENDUM

THIS ADDENDUM dated this ____________day of ___________________________, 20__________
between ___________________________“Lessor” and
_______________________________“Lessee”.
(collectively referred to as “Parties” or individually as “Party”) and includes that Party’s successors and
assigns.
This document is about a Rental Lease Agreement dated ___________________________ between the
Parties mentioned above (hereinafter referred to as the "original contract").
May it be known that the undersigned Parties, for good consideration, do hereby agree to make the
following changes and additions that are outlined below. These additions shall be made valid as if
they are included in the original contract.
1) NO OTHER CHANGE
Except as otherwise expressly provided in this agreement, all of the terms and conditions of the original
contract remain unchanged and in full force and effect.
The contract is amended as follows:
2) DISCALAIMER
This Lease is subject to receipt by the Lessor of the Lessee’s rental assistance lump sum payment that will
cater for the Lessee’s outstanding three month’s rent up to September 30, 2022. The Lessor will exercise
their right to claim the outstanding amount including but not limited to eviction where the said rental
assistance payment is not provided.
3) LEASE TERM
The Term of the Lease shall convert from the yearly lease that was set to end on _______________date to
a monthly lease. Throughout the Term of this Lease, Lessor will pay monthly rent to Lessor as rent for the
Leased Property.
4) RENT
The rent provision in the original contract shall continue to apply i.e., the amount, due date, 10% late
payment fee, payment method, administrative charge, penalty for dishonoured checks, legal action fee etc.
Additionally, where the rent payment is delayed up to the 11th day, the Lessor may initiate eviction at
their discretion.
5) NOTICE PERIOD
 The 60 days prior to the lease termination notice provided under Section 14 that allows the Lessor
by himself or agent or with others to enter the premises to examine or exhibit the same shall be
substituted with a reasonable notice of at least twenty-four (24) hours’ notice.
 The 60 days written notice of lease termination under Section 26 shall be substituted with a 30
days’ written notice.
 Under page 10 part 6, the quarterly inspections shall be substituted with monthly inspections.
6) GENERAL PROVISIONS
 The provisions of this agreement are severable. If any provision is held to be invalid or
unenforceable, it shall not affect the validity or enforceability of any other provision.
 The Parties will exercise utmost good faith in this agreement.
 Parties may alter this agreement subject to a written document signed by all Parties.
 Except where otherwise provided, failure by either Party to enforce any of these terms or
conditions shall not be a waiver of their right to enforce them. No waiver by a Party of any breach
of, or of compliance with, any condition or provision of this Agreement shall be considered a
waiver of any other condition or provision or of the same condition or provision at another time.

 This agreement may be executed in counterparts, each of which shall be an original, all of which
shall constitute the same instrument.
 All documents annexed to this agreement shall be subject to the terms under this agreement,
provided that the Parties append their signatures on the documents.
 The article and section headings in this agreement are for convenience; they form in no part of
this agreement and shall not affect its interpretation.
 Any reference to the singular includes the plural and vice versa, and the male gender includes the
female gender and vice versa.
 Parties agree to settle disputes under this Agreement through Litigation.
 This agreement shall be governed by and construed per the laws of Memphis, Tennessee.
Each Party represents and warrants to the other that such Party has acted in good faith and agrees
to continue to so act in the negotiation, execution, delivery, performance, and any termination of
this agreement.
IN WITNESS WHEREOF, this agreement has been executed by the parties as of the Effective Date.
